At FABRICA, we’re on a mission to provide affordable homes through shared ownership schemes. We’re seeking a dynamic Field Sales Executive to guide our customers through their home-buying journey – from first inquiry to handing over the keys.
Some Key Responsibilities
- Ensure the FABRICA sales process and customer service standards are always followed.
- Meet KPIs on a daily, weekly and monthly basis including sales targets, response times, lead generation, inbound and outbound call and email activity, viewing, reservation and exchange conversion rates.
- Register and thoroughly qualify new applicants using a consultative approach.
- Manage and maintain a database of applicants from initial enquiry through to exchange and completion. Ensure all customer information and contact is accurately recorded onto the CRM system.
- Build ongoing relationships and gain a clear understanding of customer requirements with a large database of applicants for all future phases and schemes.
- Demonstrate an in-depth knowledge of buying a FABRICA shared ownership product.
- Generate and conduct viewings with applicants once qualified.
- Match each applicant to the product that suits their needs and affordability and provide a personalised sales and customer experience.
- Manage the process of assessing affordability alongside our Financial Advisors as well as the priority allocation process alongside each Local Authority as outlined within the S106.
- Coordinate communication with purchasers, their solicitors and the FABRICA solicitor to ensure reservations progress to exchange within the exchange deadline.
- Maintain the relationship with the customer throughout the entire transaction from enquiry to completion including conducting the home demonstration and key handover / legal completion with each purchaser ensuring an exceptional customer experience.
- Effectively pass over the relationship with the customer to the relevant team post completion.
- Ensure the entire sales process with each customer is recorded on the Group CRM system and live information is available at any time.
- Ensure all paperwork and audit information is completed for each sale and is held on the Group online filing system and reflects all information within the CRM system adhering to the group compliance and governance processes.
- Maintain the Sales, Customer Service, Anti Money Laundering, Priority Allocation, Data Protection, New Homes Quality Code and Health and Safety procedures at all times and actively carry out regular checks to ensure these are being adhered to.
- Attend all Weekly and Monthly meetings as per the FABRICA meeting structure.
- Produce a report at the end of each day alongside the wider Field Sales Team to outline performance and activity on each site.
- Gather and maintain competitor analysis reports to ensure you are well informed about your market and share with the wider Sales & Marketing team for market context.
More about you
- Educated to GCSE level or equivalent in Maths and English (Grades A*- C).
- Proven track record in meeting sales targets or delivering excellent customer service (real estate or housing experience is a bonus).
- Familiarity with affordability assessments, shared ownership, or mortgage processes (or willingness to learn).
- Experience of delivering excellent customer experience in a front facing role.
- Experience using Customer Relationship Management (CRM) software to manage leads and customer data.
- Confident in handling inbound/outbound calls, emails, and in-person interactions.
- Proven ability of working well in a fast-paced, target-driven environment with a can-do attitude.
